1. About Our Services
Stackwell Homes supplies architect-designed modular home kits for delivery to customers across the United States. We are a supply-only business. We do not perform on-site construction, installation, or assembly.
Our services include:
- Supplying complete modular home kits (The Ridge and The Crest models)
- Creating site-specific permit plans based on your location
- Providing assembly documentation, videos, and ongoing support
- Coordinating international shipping to your nearest US port
All on-site works — including site preparation, foundation, builder engagement, utility connections, permits, and assembly — are the sole responsibility of the customer.
2. Eligibility
You must be at least 18 years of age to use this Website or place an order. By submitting an enquiry or making a payment, you represent that you are legally able to enter into a binding agreement.
3. Ordering and Deposits
Deposit Structure
To begin your order, a 30% deposit of the total home price is required. This deposit secures your production slot and initiates the creation of site-specific permit plans. The remaining balance is due in stages as outlined on our Website.
Payment Processing
All payments are processed securely through Stripe. We do not receive, store, or have access to your full card details. By making a payment, you agree to Stripe's terms of service and privacy policy.
Permit Plan Outcomes
After your deposit is paid, we create site-specific permit plans tailored to your location and local requirements. Possible outcomes include:
- Plans approved: Your home enters production and the order proceeds.
- Amendments needed: We make amendments to the plans at no additional charge.
- Plans rejected: Your deposit is refunded minus $3,000 to cover engineering costs incurred.
Cancellation
If you wish to cancel your order after paying your deposit but before permit plans have been submitted, please contact us at contact@stackwellhomes.com. Refund eligibility depends on the stage of your order and any costs already incurred. Once a home has entered production, deposits are non-refundable.
4. Pricing
All prices listed on the Website are in US dollars (USD) and include manufacturing and international shipping to your nearest US port.
Prices do not include:
- Delivery from port to your site
- Site preparation and earthworks
- Concrete foundation and pouring
- Builder engagement and assembly labour
- Local permits and inspection fees
- Utility connections
We reserve the right to update pricing at any time. Any price changes will not affect orders for which a deposit has already been paid.
5. Shipping and Delivery
International shipping to your nearest US port is included in the home price. Estimated delivery timelines (approximately 12–16 weeks from permit approval) are provided in good faith but are not guaranteed. Shipping timelines may be affected by manufacturing schedules, port congestion, customs processing, weather, and other factors beyond our control.
Final delivery from port to your site is an additional cost arranged by you. This cost can be determined before any deposit is paid.
Stackwell is not responsible for delays caused by third-party shipping providers, customs authorities, or port operations.
6. Customer Responsibilities
As a supply-only business, Stackwell provides the home kit, permit plans, and assembly documentation. The customer is responsible for:
- Engaging a licensed local builder for assembly
- All site preparation, including levelling and earthworks
- Pouring the concrete foundation per the engineering drawings provided
- Obtaining all necessary local permits and inspections
- Arranging utility connections (water, sewer, electrical)
- Ensuring compliance with all local building codes and regulations
- Arranging delivery from port to site
Stackwell does not guarantee that our homes will be approved for installation on every site or in every jurisdiction. It is the customer's responsibility to verify local ADU regulations and zoning requirements before placing an order.
7. Intellectual Property
All content on the Website — including text, images, graphics, logos, design, layout, floor plans, and elevations — is the property of Stackwell Homes and is protected by copyright and intellectual property laws. You may not reproduce, distribute, modify, or create derivative works from any content on this Website without our prior written consent.
8. Website Use
You agree to use the Website only for lawful purposes and in a manner that does not infringe the rights of, or restrict or inhibit the use and enjoyment of, the Website by any third party. You agree not to:
- Use the Website in any way that could damage, disable, or impair its operation
