The Product
Stackwell homes are architect-designed modular homes built to US electrical and plumbing codes, manufactured off-site and delivered as a complete kit to your location. Every component arrives pre-fabricated and numbered, ready for your licensed builder to assemble. The result is a high-quality, permanent home built faster and with more precision than traditional construction.
We currently offer three models: The Rise (studio, 420 sq ft, from $80,000), The Ridge (1 bedroom, 532 sq ft, from $90,000), and The Crest (2 bedroom, 749 sq ft, from $100,000). All three are available now. Full floor plans and specifications are available to download on each model page.
The kit includes everything needed to build and finish your home — structural components, wall and roof panels, windows, doors, insulation, flooring, bathroom fixtures, kitchen joinery, ceilings, linings, guttering, and all electrical and plumbing components configured to US code. Appliances are not included.
Bathroom and kitchen fixtures are included as standard. Appliances (such as oven, cooktop, refrigerator, and dishwasher) are not included and are to be sourced and installed by yourself or your contractor.
ICC stands for International Code Council — the body that sets the residential building standards used across the United States. ICC certification means our homes have been independently assessed against the International Residential Code (IRC), the same standard that governs site-built homes. For you as a buyer, this means the home arrives with recognised third-party verification of its quality and safety. It gives permit authorities greater confidence in the product, and it means lenders and insurers can treat it as equivalent to a traditionally built home.
Floor plan layouts are fixed. Each model is engineered as a complete system, and structural changes are not available. You can personalise the exterior aesthetic by choosing from a range of cladding colours and finishes — currently available in both black and white tones. These selections are made during the ordering process and have no impact on pricing.
This is not something we currently offer. Each Stackwell model is designed as a self-contained dwelling. If you have specific requirements around size or future expansion, get in touch and we can discuss your options.
Pricing & What's Included
Every Stackwell price includes the full home kit and international shipping to your nearest US port. Nothing more is added to that figure. What you pay is what you get: a complete, fully specified home delivered to port.
Beyond the kit price, you will need to budget for the following (arranged and paid for by you directly):
  • Delivery from your nearest US port to your site (arranged by Stackwell Homes, paid by you)
  • Site preparation, levelling, and earthworks
  • Concrete foundation and footings
  • Licensed builder engagement and assembly labour
  • Local permit fees and inspections
  • Utility connections (power, water, sewer)
  • Appliances
Port-to-site delivery can be estimated before you commit to anything.
Payments are split across four stages: 30% deposit to begin your permit plans, 20% due when plans are approved and production begins, 25% due when the home is on its way to the US, and 25% final payment when the home reaches your site.
We don't have lending partners at this stage. Financing is arranged independently by the buyer. Because Stackwell homes are ICC certified and built to the same code standards as site-built homes, they are treated as permanent structures for lending purposes. We recommend speaking to your lender about a construction loan or HELOC, and mentioning that the home holds ICC certification.
The Process
The process has four phases. First, you choose your model, provide your site details, and pay your 30% deposit — we then prepare site-specific, permit-ready engineering plans for your location. Second, you receive your plans within approximately 4 weeks and submit them to your local Authority Having Jurisdiction (AHJ) for approval. Once approved, you pay the 20% production deposit and your home enters manufacturing. Third, while your home is being built (approximately 12–16 weeks), you engage your builder and complete all site preparation. Finally, once the home arrives at your site, your builder assembles it using our detailed videos and manuals.
From your initial deposit, allow approximately 4 weeks for permit plans, then 12–16 weeks from permit approval to delivery at your site. This 12–16 week timeline applies to our 26 primary delivery states. If your site is outside those 26 states, please allow an additional 4–6 weeks on top of the standard timeline for extended shipping logistics. Assembly typically takes a further 10–14 days for a team of 3–5 contractors. The total timeline from deposit to move-in is typically 5–6 months for primary states and 6–8 months for extended delivery states, depending on your local permit approval speed.
You'll need to have a site identified and be able to provide its details (location, dimensions, and any relevant site conditions). It's also worth confirming the zoning of your land supports the intended use before committing. You don't need a builder engaged at this stage — that can happen during the permit and production phase.
If your permit application is rejected, we will review the feedback from your AHJ and make any required amendments to the plans at no additional cost. If the home ultimately cannot proceed due to permit failure, your deposit is refunded in full minus $3,000 to cover engineering costs incurred.
Once your deposit is paid and plans are underway, cancellation is not available beyond the permit rejection scenario described above. We recommend thoroughly reviewing your site, zoning, and local requirements before placing a deposit. Our team is happy to help you assess these before you commit — just get in touch.
Permits & Zoning
Yes. A permit is required to legally install and occupy a Stackwell Home. We provide you with a complete, permit-ready engineering plan set tailored specifically to your site, which you submit to your local Authority Having Jurisdiction (AHJ). If your AHJ requests changes, we make amendments to the plans at no extra cost.
You, or your contractor, lodge the permit application yourself with your local authority. We do all the technical heavy lifting — our engineering team produces a site-specific, fully compliant plan set ready for submission. If amendments are required, we handle those too.
Before placing a deposit, we recommend confirming the following for your site:
  • Whether your property is subject to HOA (Homeowners Association) restrictions, which may affect design or placement
  • Whether there are any size or setback restrictions on your lot
  • Whether the property is heritage listed, which can affect what can be built on it
  • If a primary dwelling already exists on the lot, your local ADU rules may specify the maximum allowable size of a secondary dwelling — check this against the model you're considering
Your local planning department can confirm these details for your specific site.
We deliver to all 50 US states. Our 26 primary delivery states benefit from our standard 12–16 week production-to-delivery timeline. If your site is outside those 26 primary states, delivery is still available — just allow an additional 4–6 weeks for extended shipping logistics. Get in touch and we'll confirm the timeline for your location.
Delivery & Installation
Your site needs to be levelled and cleared before the kit arrives. A concrete footing/foundation must be poured per the engineering drawings we provide. Utility trenching and connections should also be planned in advance. Your builder will guide you on the precise site readiness requirements based on your specific location and model.
You need a licensed general contractor experienced in construction or modular assembly. We don't have a preferred installer network at this stage — your builder will be sourced independently. We provide full assembly videos, manuals, and technical documentation to support them, and our team is available throughout the build phase to answer any questions.
Yes. A crane is required to lift and position the wall panels and structural components during assembly. Your contractor will arrange this as part of the build process.
We take full responsibility for any components damaged in transit. If anything arrives damaged, we will replace it and ship the replacement at our cost, with no charge to you.
Warranty & Support
All Stackwell home components are covered by a 1-year warranty from the date of delivery. If a covered component fails or is found to be defective within that period, we will replace it and ship the replacement to you at our cost. The warranty covers the components that come with your home. Installation and labour is the responsibility of your builder, and any workmanship warranty will be between you and your contractor.

Yes — this is one of the most common use cases for Stackwell homes. Regulations around ADUs vary by state and municipality, so confirm the allowable size and setback requirements for your specific lot before ordering.
Whether you can operate a short-term rental depends on your local council or municipal rules, any applicable HOA restrictions, and state-level regulations — these vary significantly across the US. Stackwell doesn't impose restrictions on how you use your home, but we recommend checking your local rules before purchasing with this intent.
A Stackwell Home can be adapted for off-grid use — solar power, battery storage, rainwater collection, and alternative wastewater systems are all compatible with the structure. These modifications are not something we supply or configure at the moment; they would be arranged and installed by your contractor as part of the build. Check local regulations on off-grid systems before proceeding.
